Why Modify Your Loan?

Loan Modifications were the answer to solving the problem of not being able to refinance your home due to missed payments, foreclosure proceedings and declining market value.

Lenders Don’t Want to Modify Loans

The Boston Globe reported in July of 2009 that Lenders do not want to modify loans because they find no profit in aiding the distressed. Wall street Journal reported later that same year that lenders would rather foreclose because almost half the borrowers will find some way to cure the default and that means plenty of money for the lender because of all the fees he added into the foreclosure process.

Loan Modifications Are Hard to Get

Most homeowners churn and burn for months trying to get loan modifications approved. Often they are in trial mod payments for 6, 9, 12 or more months. The HAMP program has a long list of allowable disapprovals – one being that the lender will make more money foreclosing on the property.

Short Sales Were the Solution to Avoiding Foreclosure

This is where the truth comes out. The lender will disapprove your buyer on a negotiated price that may give the lender 75 percent of the loan amount, and then foreclose on the home, and get maybe 40 or 50 percent. Why did the lender find that loss so inviting? The answer lies in the unseen profits to be made in foreclosure.
